Zoning Verification letters are generally a request from homeowners, mortgage lenders, appraisers, and legal advisors. A zoning letter demonstrates that the use of the property is in compliance with all municipal zoning code regulations and whether the use and/or property has obtained any zoning permits that could further impact the future development of the subject property.
Application Process
In order to process your request, we need the following information mailed to City Hall or sent via email.
The request should be addressed to:

The request should include the following information pertaining to the property:
- Legal Address
- Property Identification Number(s) (PINs)
- Current or Proposed use of the property
- To whom the letter should be addressed and sent to
- Attach a sample form/letter including items that should be detailed
- Required Fee (Make checks payable to The City of West St. Paul)
Payment
Please include a check with the request, addressed to the City of West St. Paul. If you would like to drop off the letter, you can also pay the fee at the office. Zoning letter fees are as follows:
Standard Zoning Letter: $100
This letter confirms the zoning district of the subject property as well as details the permitted, conditional, and interim uses for the property.
Detailed Zoning Letter: $200
This letter includes the items listed in the standard letter, along with additional information such as previous approvals or development-related permits.
Generally, zoning letter requests are completed within 5-7 business days.
